Maintenance

We have a full time maintenance team who deal daily with all aspects of property maintenance from a leaking tap to replacing a full kitchen. With over 500 managed properties on our books we manage gas safety’s, interim inspections, manage our keys, check out inspections and deposit refunds from this department.

We have in our opinion the very best contractors in the area on our books some of whom have worked for us for over 15 years. We have all tradespeople from cleaners, plumbers, gardeners, and roofers no job too big or small. They are fully qualified, experienced and we trust them impeccably.

No job to big or small – we carry out general maintenance issue like a leaking tap to larger renovation work for example; new kitchens, bathrooms, new carpets full redecorations, and new roofs. Our team are extremely experienced in managing any refurb project and will liaise with you the landlord at every step of the way making sure you are fully up to date with the progress.

We offer 3 services for Landlords

  1. Fully managed Service
  • Rental valuation and advice with regard to achievable income in respect of a tenancy.
  • Preparation of property details with colour photographs, entry onto Cumbrian Properties website, Rightmove, Zoopla, Prime Location and On The Market websites, marketing through Cumbrian Properties own promotional documentation .
  • Arranging for interested parties to view the property.
  • Dealing with applications
  • Obtaining references and credit checks in respect of proposed tenants including possible guarantors. 
  • The preparation and completion of an Assured Short hold Tenancy Agreement.
  • Collection of the rent and deposit, detailed statement of payment to the landlord and payment into the landlords nominated bank account.
  • Registration of the Deposit with the Deposit Protection Service.
  • Setting up of the utility accounts – gas, electric, water and local council.
  • Interim inspections of the property one month after the tenancy start and then every three months.  
  • Arranging any repairs for the property and its contents with costs deducted from the rent received.  Any major repairs will be authorised by the landlord prior to any action being taken unless it is an emergency.
  • Arranging the annual inspection and maintenance of gas appliances.  The contractor’s fees being deducted from rent received. 
  • A final inspection of the property will be carried out to include an itemised check of the inventory.  After reporting to the landlord full or part deposits will be returned to the 'Tenants’ with the landlords agreement.
  • We shall deal with the refunding of the deposit and liaise with the tenant and the DPS in order to do so.  If there are any disputes with the damage deposit we shall do this also on the Landlords behalf.
  • Throughout the tenancy we can offer the landlord and tenants legal advice relating to the tenancy and legal obligations.
  • Once we have received the rent form the tenant it will then be paid from our bank into the landlords minus out management fee.
  • Any rent arrears will be monitored and chased up by Cumbrian Properties and eviction notices issued when necessary.  
  1. Rent Guarantee scheme

We can guarantee a fixed rental income every month for 12 months. This is our most popular lettings package, it combines all the benefits of a fully managed service with the extra peace of mind of receiving your rent on time every month – even during vacant periods.  No late payments.  No loss of income in between tenancies.  No stressful evictions. Terms and conditions apply.

  1. Introduction Service – This some might say is a basic option and great for those landlords who want to be hands on managing their own tenancy once the tenant has moved in.

This service includes;

  • Rental valuation and advice with regard to achievable income in respect of a tenancy.
  • Preparation of property details with colour photographs, entry onto Cumbrian Properties,  Rightmove, Zoopla, Prime Location and On The Market websites, marketing through Cumbrian Properties own promotional documentation including local newspaper advertising.
  • Arranging for interested parties to view the property.
  • Obtaining references and credit checks in respect of proposed tenants including possible guarantors. 
  • The preparation and completion of an Assured Short hold Tenancy Agreement.
  • Collection of the first months’ rent and deposit, detailed statement of payment to the landlord and payment into the landlords nominated bank account.
  • Registration of the Deposit with the Deposit Protection Service.

Fees

Our Fully Managed service is £250 plus vat + 12.5% + vat of each month’s rent.  Our Introduction Only Service is £350 + vat or half of one month’s rent + vat whichever the greater.

Our Rent Guarantee package costs approximately £1 per day more than the fully managed service.  An administration fee of £250 + vat applies and a guaranteed income will be agreed based on the property specification and value.

Looking for a Buy to let

As well as the three services we can offer something a bit more bespoke where we can help you find an investment property in Cumbria that we may have for sale. We help many Landlords start and add to their existing rental portfolio and we work closely with our valuers and sales team so we can keep up to date with possible buy to let opportunities. If you are a landlord you can opt for regular emails letting you know of sales properties that would make good ‘buy to lets’. We can also discuss with you the rental amount we would hope to achieve for the particular property. If your wanting to develop a property before letting it out let us know, whether you’re thinking of a simple refurb or something a bit more extensive we can liaise with our sales and auction team for properties that may suit your criteria. Looking for a Buy to let Mortgage

If you don’t buy your investment property outright you’ll need to apply for a mortgage. But if you have the intentions of renting this property out you will need a specific type of mortgage called a buy to let mortgage. A normal residential mortgage would not be suitable.

Whether you are actively looking at investment properties or are curious as to how much you would be able to borrow to purchase a buy to let the first thing you would need to do is speak to financial advisor.

We work with Mortgage Brokers and would highly recommend speaking with them to discuss a buy to let mortgage, they have organised hundreds of buy to let mortgages for our clients over the years.
